I'm having a large retaining wall and driveway addition put in in the near future in the Nashville area. I have seen posts to ask the contractor to be added as additional insurance on their coi in case something goes wrong and if you are named in a lawsuit due to their work, you'd be protected. I asked my contractor about that and was told "Only we can put on the certificate if you have business name? And the address. Is just for our works,. Not for home owner." in one email and the next said "I just add your name and your address. For the job we do there." Is that correct for the Nashville, TN area or maybe just something he hasn't encountered before? We are meeting tomorrow to discuss it so I want to make sure I know what I'm talking about before the meeting.

There is nothing that should prevent them from including you as additional insured based on the fact you’re an individual and not a company. There are two types of this though, one for ongoing operations and one for completed operations however. Ongoing ops would be if they cause damage while doing the work, for example if they damage your neighbors’ property. Completed operations is if the work they do later causes damage, such as the wall fails and damages your neighbors’ property. Both these may cost the contractor money though depending on their policy. If you’re wanting to be able to sue them yourself you don’t need to be additional insured though.
I would want to be additional insured for someone removing a tree on my property that could fall poorly and hit someone’s home or car. If someone could just damage my own property I would not be worried about that but would want to make sure they have current coverage so I could sue them myself for damages.
Also make sure they have worker’s compensation insurance and waive subrogation against you. If not and they’re hurt on your property they could sue you as the property owner.
