I was listening to the Iced Coffee Hour podcast with Pace Morby and couldn't believe what I heard about his portfolio.
$400m in debt.
$500m in total value between real estate and businesses…
That is insane leverage and risk.

I agree it is insane, but I don’t understand why everyone is calling him JUST a grifter? The dude still has $500m in total assets lol. He is still rich as hell and has a lot of good knowledge about an area (hard money and creative financing) that you won’t find from someone like Dave Ramsay.
Will I use his strategy? Hell no lol. However I have learned a thing or two from that podcast alone and those are further tools in my shed I can deploy in the future.
Yes those are big numbers but idk if the ratio is that crazy. If someone buys a house to live in and puts 20% down, they are going to have a similar debt/asset ratio if not worse
