I have 330k from a previous home sale that I’m saving for a down payment while waiting for the right property to pop up. Currently in my fidelity which has been getting a good return around 5%. However I’m wondering if I should put it elsewhere to make bigger gains. Obviously need it to be less risky and liquid but would appreciate any advice!

If you’re in state tax state, move it to SGOV.
But that is about as much risk as you should take for money you will spend soon.
I would argue you shouldn’t blow whole shabang on house, like 100k VOO then maybe refi some years down the road is cool.

Would you be ok with having less down payment? The more risk you take on the bigger the gains
Doesn’t hurt to put 20% down and pay down additional principal later but in the meantime invest excess (ideally earning more than you are paying out in interest rate).
A professional would tell you to keep doing exactly what you are doing. Personally I might yolo half in VTI or VOO. If you lose money at least you’ll get a tax write off.

If you’re in the market to buy. Then no, that’s as good of a return there is with minimal to no risk
this is a little outside of the scope. you shall not wait for the “perfect” house. buy now when the inventory is booming .. ca perfect house doesn’t exist
