Hi! Looking for advice. Signed with a realtor and house went up for sale about 3.5wk ago or so for 370k. We have had "zero" showings since. Followed up with realtor every week about what to do. We dropped price 13k per his advice. Come today I left the house and was about 20min away, saw on my camera notifications 2 cars on my driveway and saying they had an unconfirmed showing. I call my realtor confused and then find we have had 12 showing requests (9 before the dropped price) all in my spam text box and my husband's spam box as well. We have no special block or spam settings besides whatever is default on android. I asked my realtor why he hasnt been alerted, he said he leaves it to us? Isnt their job to be aware of the showings and sell my house?
Now my house has been sitting 3.5 weeks, we missed 12 showings, i lose 6% + 13k. I am frustrated and dont understand why he wouldnt be aware of showing requests as my realtor? Last week I even had my husband call him and he even asked him how it was weird we have had no showings and asked him if the system was working correctly? He never checked and has been telling us the market is slow when the political climate is crazy with the charlie kirk shooting and then government shutdown. However, we are also buying and had to put an offer in relatively quick because the market is not slow here…
Also, my realtor is owner of the company.
What do I do? Am I at fault here?

Fire your agent and get a new one, maybe talk to the broker and explain what you did here. It sounds like they are putting no effort into selling your house, these tasks should not be left up to you.

Your agent sounds lazy imo. They get requested showings but don’t even follow through? Dump him girl.
The system is automated in many regions: the buyer’s realtor puts in the request, you are notified, if you accept, it goes on the property’s calendar, and your realtor is notified. Monitoring and accepting showings is your job, because you are living in the house, so you can decline inconvenient times.
huge red flag, i’d get a new realtor. on the off chance that he just missed the emails somehow (which he didn’t) your realtor now should be offering to reach out to every single person who signed up for a showing and trying to get them rescheduled, i don’t think he cares at all if your house sells from what you’re saying. i’m really sorry that happened.
Idk what “app” your local MLS uses but where I’m at agents use Showingtime. The listing goes live and MLS populates Showingtime (ST). Agent sets up your phone and/or email to approve showing requests. The AGENT can also get notifications. When I go live with a listing. I set it up so the text goes to the sellers so they can Y/N a showing but I also get the request on my phone text AND email so I get it on either my work phone or personal phone (redundancy). When the very first text request comes in I see it and immediately text my client “hey did you get the showing request” “yes we did! Approved!” “Awesome, that’s how it will be. If I don’t see you approve a request in first 30min I’ll give you a call to see what’s up and if we can get the buyers in.” “Oh you’re on vacation next week.. ok I’ll handle approving all showing requests while you’re gone, but keep your phone on you in case we get an offer”. – if your agent isn’t doing that then they are fucking up
You have a lazy agent find a new one
Whenever you have something important going on with people you don’t normally interact with, always check your spam/junk folder to avoid missing anything. My first email from the title company went to spam.

Your agent is unhinged and deserves to be unemployed
Read your contract, see if it has a cancellation clause, ask him to cancel the contract, in writing, check your state laws, and if he won’t release you from the contract, contact the licensing board and write him a very honest review on google, zillow, and realtor.com.
I would call your MLS, explain the situation and ask them to reset the days on market. Oh and definitely fire the agent.
I find it hard to believe that none of those agents reached out to your agent when their showing requests weren’t being responded to.
I also can’t understand why anyone would not want to be notified of showing requests. I like to be very involved with that process and make sure it goes smoothly for my seller and the showing agent.
He had to manually add your info to showingtime.
My agent saw every showing request before I even saw the texts. They need to be accountable for not saying something. That’s honestly insane.
The “Charlie Kirk” excuse is a new one for lazy ass agent. Fire them. There’s nothing to even think about as far as your involvement with them going forward

That is absolutely wild. I also use showing time and it alerts me, my broker, and if I want the homeowner. But I follow up with every single showing when the home is occupied within 10 minutes of the alert going out because it is important to get Buyers inside of it. I think I’ve missed one in nine years. I cannot imagine missing a dozen in the first three weeks of being active. Are they a brand new agent with no guidance?
This is unacceptable . Fire the dude and get another actual professional . House could’ve been sold by now .
My agent walked me through emails for showing requests and texted me when the first one came in to make sure we saw it and were prepared. She was also awesome at contacting us with “off hours” requests or if something came in at an odd time so we could approve it. Offer accepted after just one weekend of showings. Your agent sucks.
My agent/broker did this as in did nothing and cost me lost sales. I sent proof to the State Attorney General and they pulled their realtor and broker license. Quit messing with lazy realtors and turn them in. They cost everyone. Fire then asap.
Does the door have a lockbox so buyers agents can show? If so, shouldn’t be an issue. I’m sure you have a phone in 2025 so the agents should have been calling to schedule. Maybe some details are missing. I would find another agent just off principle. Get rid of the bad juju.
