Have 2.5 years left on my contract before I separate and move to the countryside in Japan early 2028. I currently have a rental at my last base which I owe $183k on a 2.75% mortgage. The house is valued around 233k and will have owned for 5 years in 2026. The mortgage is about $1100 a month make about $550 a month including property management fees. My original plan was to hang on to it when/if we ever move back to America to use towards a house where we'd end up moving, but wondering if I'd be better to sell it and not have to worry about a property on the other side of the world?

If you have a big enough E fund to cover major expenses for the house, personal things, and will have a steady paycheck right away once you’re out I would 100% keep it.
Start setting yourself up for BDD (Benefits Discharge Delivery) go get seen by medical now over the next 2 years and get any and everything documented you have pain, Mental health, GI, headaches, etc. set yourself future self up with the VA money for the pains the military may have caused.
