The real estate market feels unpredictable lately – some areas are seeing prices stabilize or even drop, while others are still hot with bidding wars. It makes deciding when and where to buy or sell more complicated than ever.
I’m curious how this community is approaching it:
• Are you currently leaning toward buying, selling, or holding?
• What indicators do you watch most closely to gauge market conditions—inventory, interest rates, local demand?
• Any strategies for navigating a mixed market where conditions vary widely by region or property type?
Would love to hear practical experiences and insights from people actively working in or investing in real estate right now.

Honestly it’s all hyperlocal right now – my neighborhood is still seeing multiple offers while my buddy 20 minutes away can’t even get showings. I’m just watching days on market and following local inventory levels weekly since interest rates seem to be doing their own thing regardless of what the Fed says
Always a buyers market this time of year. Your biggest problem now is house prices will not go up until rent matches the cost of owning a home for new home buyers.
It depends on the local market.
