Now that is is cold again I am running into tenants complaining of other tenants smoking in the building. How do you stop tenants from smoking inside? In the states where marijuana is illegal I tell these tenants to call the cops and get a police report so I have proof and can evict. In Chicago weed is legal and the cops couldn’t care less. So what do you do? I have looked into smoking detectors but they are expensive, require WiFi and electric.

Your best bet is at the screening point. I have a pre-qualifier that asks if someone smokes inside and outside, outside only or not at all. They all say they smoke outside only, which as you know living in the frozen tundra that is quite the impossibility.
And even if it were true they still bring the smell inside with them. We are in Upstate New York. I only have one smoker left and after that I will not be renting to smokers whatsoever even though it takes me about 6 months to find a unicorn tenant that actually pays their bills, makes good decisions, has good priorities, is cooperative, and doesn’t smoke. 6 months despite the fact that I am also animal friendly.
Personally I have nothing against tobacco smoking but if you want to do that just go ahead and buy your own home. Or rent from someone who doesn’t care and has a run-down place anyway. MJ stinks to High Heavens. All our units are brand new gut rehabs.
What does your lease say? I have no tolerance for smoking and enforce it to the fullest extend to protect an investment.
