Hello, I have a few multifamily rental properties where the water bill has gotten ridiculous. I'm hoping to see if I'm able to submeter the water so that my tenants are responsible for it. Is there a company that's reasonable and good for something like this?

    1. I’d check local plumbing/installation companies and then get 2-3 quotes so you can compare prices and services.

My property manager had one installed on a duplex. It was a splitter with a gauge as I recall.
It required manually going to the property every other month for a reading.
Then I would copy, scan, and email him with water bill.
He did the math and billed them.
They of course “didn’t use that much water!”
Collecting / “refunding” me was another time suck.

Within 2 billing cycles we gave up and just increased the rent when their lease was renewed.

If I had to do it again, I’d have the municipality split the line and bill each directly.

Note that property owner is liable if tenant doesn’t pay.

The municipality is a union and government. Would probably cost $15,000. maybe $3 million….
