Quick curiosity check for the agents/brokers here: Are you basically shut down until Jan 2, or are you still running showings between Christmas and New Year’s?
I’m seeing mixed vibes, some people act like this week doesn’t exist, others are like “best week of the year, only serious buyers.”
What’s it like in your market? Are you taking appointments?

Most agents I know are basically ghost mode until Jan 2nd but there’s always that one hustle agent posting “I’m available 24/7 even on Christmas morning” on Instagram lol

In New Brunswick, I think real estate has been closed for almost 2 weeks.
We have a few properties that we are very keen to view and already have offers in mind and no response from any realtors.
As a buyer looking to spend almost half a million dollars I can’t believe that the professionals involved in the selling of the properties just ignore you as it’s Christmas’s and they have family commitments.
We are now thinking in the spring we will continue on our own without a realtor and start reaching out directly to the sellers.
Funny thing about the holidays. Few people are looking, but those people are *extremely motivated.*
I don’t think Christmas week is the busiest time for showings but I think as a seller you should be open to the possibility someone might want to see your home. Agents, should be ready for this and, if necessary, have a back-up agent if a showing is requested. Buyers are not going to ask for a showing on the 25th but may well ask between Christmas and New Year. The seller can always say no if its inconvenient.
Savvy buyers and sellers are always looking to deal. So, I’m open for business.
I always work between Christmas and New Year’s, but I closed my calendar til Christmas.
I always take phone calls, though, this is gonna be one of the first Christmas days where I’m not negotiating a deal. I usually go into Coontractor on Christmas.
I think limiting age to run and become president at 65. That way you definitely out before 75.
It’s all about balance and prioritizing what’s important. I’m working, because my husband is also working (medical field)
I don’t fault those who don’t want to work though, aside from doing actual tasks that they need to do.
Know your clients and know the motivation. If a perfect house pops up… go show it or have someone show it.
I don’t mind taking on new clients if I can, but if I can’t I explain that and direct them to someone else.
I’m not shut down. Today is Christmas Eve. I might work till noon. I won’t work Christmas Day at all. I’m writing an offer this morning and I’ve got four properties in escrow two of which will close before the end of the year. I pretty much stay as busy as I want, but I won’t overdo it during the holidays.
I had a closing today ( Christmas Eve) and doing 2 open houses this weekend. Always open.

The holidays are busy busy. People have off work to go look at houses. Out of towners who are trying to move back to family are visiting. Re-locators have free time.
Marketing for them starts as soon as school year starts. Popline those leads and start working so by the time Xmas, NY rolls around you’re still rolling.
