We've lived in a popular, very walkable neighborhood for 7 years. House got somewhat cramped once kid #3 arrived, now 14m, 11m, & 5f.

    We took the plunge on wife's dream home in same neighborhood, but our house has now been on the market for 2 months exact, getting a healthy number of showings but generally the same feedback — cute, charming, too small. We've dropped the price twice (10k then 5) which definitely boosted activity but hasn't led to the one yet. Don't want to be too aggressive with reductions but also need to sell this house.

    Beyond price drops, any tactics to make a home feel larger? We already swapped out our LR furniture for smaller pieces last year to make it feel bigger for our day to day. Also we are not able to fully move our just yet, hopefully in next 2 weeks.

      Have you tried staging it without any personal stuff and maybe some mirrors? Empty rooms always look bigger and mirrors can make spaces feel way more open than they actually are

      If you can afford to take the plunge, you can do a 10% price cut and wait for offers.

    3. Get the agent out trying to get an offer. Any offer. Just something they can counter and breath life into the house!
