Does anyone know how Dave Ramsey was funding his early real estate ventures in his 20’s? I understand that he was over leveraged, which led to his downfall. However, he would’ve need some money to begin the startup.

Foggy memory here, but I think he was using borderline scammy government backed incentives to rehab old buildings to create housing. Because of abuse, the government removed the incentives and the whole thing went belly up for a lot of people. I think you could collect money for the “rehab” before properties were occupied.
