I've been checking in over the last couple of years on the builds around us. I've been dealing with one of the builders agents. But I suddenly got cold feet about possibly doing something wrong with such a huge moment of life.

We will need to rely on the incentives (closing, low interest rate) from buying a quick move in/spec home. I found a realtor and have a meeting scheduled with him this week. Hes saying bringing him on board (to other builders at least) shouldn't affect the incentives offered. Is this true?

    Thanks for any help.

Looking to buy our first house. Were looking at new build spec homes. Do we need a realtor, or do we go with the builders agent?

    1. Get a realtor.
      Get the home inspected.
Do a land survey after closing.
      Above all…. NO HOA’s

Realtor costs are usually included in the price.

They’ll work for you and make sure everything is on time and on budget. They will also negotiate upgrades and other incentives for you. Keep you updated throughout the whole process.

If you don’t bring on a realtor, you’re just paying theirs.
