We are house hunting and the level at which sellers think it’s still 2022 is insane.

    Sellers defaulted on our first contract because they didn’t want to bring the funds to the table that they needed to for closing. We offered list price; they knew they needed to do this from the beginning. Then yesterday we saw two houses that were in good shape overall, but just trashed. Broken glass and empty beer bottles everywhere etc. You’d think the fact that your house has been on the market several months should be a sign that it’s overpriced, and not feeling like you clean your house for showings exposes your entitlement.

    We’re about to put in another offer for $45k below list price. Place has been on the market for a year and was originally listed for $90k more than what our offer is. Fingers crossed!

      Someone told me that public listings are borderline fake listings. Like a fake job post just to gauge interest. Not sure how true that is, but anyone who truly wants to sell will try to make a deal done. Anyone who waits months on end is not a serious seller imo

Yeah man … We walked from a house because there was radon and mold on the inspection and they refused to do anything about it.  We asked for just less than 1% of list price to offset unknown costs to remediate, they said no.  Incidentally that house is still on the market, and we have since closed on a house in better condition that was 20+% cheaper.

      I saw a house last weekend. It hasn’t been occupied since it was listed. Couldn’t get past opening the empty fridge and finding it filthy. Same with the dishwasher and bathtub. Had to leave. All I could think about was if they could not bother with simple things like that, what other things were neglected.

    4. Entitlement? They are the sellers. They can do whatever they want. Just go look for another house. There is no law of decorum in real estate. 

    5. It’s better for sellers to wait for the sucker with cash. It used to be that there were zero suckers with cash buying poor housing (less than $2M), but now there are millions of them. Wait long enough and one will come along. Sucks for buyers.

      We ended up buying a house where the sellers didn’t clean anything appropriately. It was broom clean for showings and what the contract required at the time of sale. A deep clean, $50 in cleaning supplies, and some minor repairs that you can do yourself and it would have greatly increased the value that they could have gotten for it.

      At some point, the seller’s realized that, but there is a premium to get me to clean your filth. When we closed, they were kind enough to leave us all their unopened cleaning supplies in the garage. It was almost poetic.
