I just got this text from my relator when I tried to negotiate a 4 percent on the sell side.(Text below)

    Long story short we have bought two homes with her in the last 5 years, and we used her to twice to get one of our places rented out so she got the first month of rent twice, and now we want to sell one of the houses with her and buy another one, but she sent this.

    "You know I love you guys to death and I appreciate our experiences together however I’m not understanding that past business reflects a huge discount now. 90% of my clients are repeat clients and never present these expectations.

    In the last 11 years, I’ve not had anybody to this degree make this sort of ask. I think it’s in the best interest that you find somebody that aligns better with that model and we part ways "

    Anyone know someone in the Michigan area that would take 4 percent 1.5 to her, and 2.5 to the buyer on the sell side and give us a .5 credit on the buy side or at least offer a free inspection from an inspector of our choosing? Should I just go with Redfin or something like that? Like I did the math and it was going to be her taking 6,300 for both deals vs taking 9,300 but she would rather take 0. I feel like she is being coached by her brokerage and wasn't the new rules put in to let us consumers negotiate a bit? Like one of the reasons I am also asking for a discount is when we bought our home the second one I sent her a text saying I don't want to go through the deal anymore but then she called me and kind of emotionally manipulated me to go through the deal, and here we are so it is also kind of a special circumstance.

    What do I do now?

      Honestly sounds like you dodged a bullet – any agent who gets that defensive over a totally reasonable negotiation request probably isn’t worth working with anyway

      The new rules are literally designed to let you negotiate this stuff, so her acting like you’re asking for something crazy is just telling on herself

      I’d definitely check out some of the discount brokerages or find an agent who actually wants to compete for your business instead of acting entitled to full commission

    2. It’s obviously too low for her. Either counter higer or call her bluff. She’s saying she gets plenty of repeat business from folks who pay full fare. I guess if you had a slew of upcoming transactions promised to her, maybe that might work.

      In my mind, she’s letting you down easy. See if another agent will take your offer and give you good service. Based on what happens, you’ll have your answer.

    3. Seems for many sales people your ask is always the very first they’ve heard of it. Yeah, find another. Try Redfin if you want. Or call other agents. Or DIY if you feel up to it. 

    4. Wait, if both sellers and buyers agents earned 4% that would be 8% commission. That’s totally unreasonable, even prior to the ruling that allowed negotiations.

      Or- you wanted the total buyer + seller commission to be 4%?

      You can easily find a realtor who will sell a home for 4%.

    5. She has been representing you for over 5 years. She is someone you trust. She is a professional who knows & will fight for her worth…..which means she’ll also fight for your homes worth, and your costs when purchasing. She knows what she brings to the table and she is telling you she refuses to cut back somewhere on the level of service she is providing. You can absolutely call whomever you want instead……but i believe you’d likely be risking a loss of more than the $3k you mentioned above.

      Realtors have had a self-imposed monopoly in place for decades and are doing all they can to prevent buyers and sellers from not paying them what they are used to.  I’m certain you will find someone to do the deal for the terms you lay out ads long as they are not “forced” to hold their corporate strategy mandates that keep fees irrationally elevated
