We’re trying to sell our house in Fort Worth. 3 beds and 1 bath, listed just under 400k. 1600 sq ft, historic home in a very walkable neighborhood. Was remodeled in 2018. It’s been on the market for 60 days. We’ve dropped the price and have had a couple open houses. Have had about 20 showings but no offers. Anyone deal with this? Have any suggestions? We have 3 small kids, a dog and a cat and all the showings are truly exhausting.

How is your home priced against comparable sales? 3/1 is definitely less desirable for families.
Drop the price 10%

Unfortunately, you put it up for sale at the worst time of year. Thats a huge factor.
We dont know whether the house is priced fairly (high, low, average, etc) so that makes it super tough, too. Its always best to list it first at a price that’s gonna move but if youre not in a rush, that’s okay.
What feedback have the people who toured it given? Reasons for not putting an offer in? Anything helpful?

Add a second bathroom
Add another bathroom or drop the price the amount it would cost to build a second full bathroom
Have you gotten any feedback? What has your realtor said? Is it clean and clutter free? In that price range, people want 2 baths.

Price, and the 60 days you have been on the market are the slowest part of the year.
It’s the one bath, period. I’m a buyer looking in Houston in that price range, I’m single (so I don’t even need more than one bathroom) but I won’t pay $400k for that right now, not with other houses on the market. Look at it this way – in order for me to resell it to anyone other than another single person, I need to a) find someone with a high enough income to comfortably afford it or b) renovate to put a second bath or even half-bath in. That limits my options immensely even if I LOVE a house (and I do have one bookmarked right now that’s been slowly coming down – a 3/1 with a pool, but I can’t justify it unless it comes into a price range I’m willing to pay.) For me that’s $325k, if that helps anchor you at all.
It’s 15k above median. I found that out based on the very simple details you provided. What was your starting price? Who told you to list it at that price? What was the bottom on your CMA?
Hi, 3 bed 1 bath as well, on the market for 5 months. 50+ showings, bidding war erupted last week. Be patient. Dog and infant involved, was very frustrating.

We just sold in the same area. Took us 4 months with a 4/2 in a very desirable neighborhood in the best school zone. It’s the time of year, the market, and the 1 bath is killing you. I know I wouldn’t consider a 1 bed in any area unless I was single and even then, I probably wouldn’t. I’m sorry! Our realtor told us in Sept that 60-75 days was average time in the market then and now that it’s the height of winter, I’m sure it’s even higher. Hang in there.
Just know that your house will sell and you will look back on this time and say Wow! It took some time but look where we are now! Look up St. Joseph statue to sell a house. We did this twice! Sold our land when no other land was selling in that area in about 45 days and sold our house (different property a few years later) 30 days after burying the statue. Try it! What is the roof. What is the HVAC. What is the foundation. What is taxes. What is insurance. People talking about the bathroom and I’m like does it have a GARAGE or covered parking?
Who cares if it’s remodeled. I’d be more frustrated that all the historical features were gone than happy about a remodel .
I suggest you Google your price and see what Zillow has around. If people have 400k worth of credit etc, they probably get more bang for their buck somewhere else.

I would personally steer away from any house with 1 bath unless it was a notably lower price than 2ba houses. Been there done that, it’s a deal breaker for me..especially if kids are in the house and there are other houses in the same price range with 2ba+.
So I imagine others have a similar thought process on number of bathrooms (or some other factor) v. price.
I lived for almost 30 years in DFW. Only 1 bath is absolutely limiting your buyer pool. Historic reads old so I assume in Fort Worth proper? The school district can also turn off family buyers.
That one bathroom is a tough sell. Even if I lived alone, I would still want 2 bathrooms.
