Hello all! I'm looking at bidding on a house, but a pre-inspection remarked that many of the windows have compromised thermal seals. It's a bigger house, so he estimates to replace the glass and thermal seals may cost 15-20k in total. Which is a shame since the house is only a few years old.

    My question is – does the glass have to be replaced with the seals, or can the seals be redone while keeping the original glass? Thank you in advance!

      You can sometimes just replace the seals if the glass itself isn’t damaged, but honestly most glaziers will tell you it’s more faff than it’s worth and just swap the whole unit.

    2. Inspector sounds right.  I’m surprised they didn’t try to sell during more temperate weather.

      Depends on the window brand. If Pella, Marvin, JeldWen, or others you have to replace the whole sash. Cheaper window manufacturers allow the glass to be replaced.

    4. The windows are sealed multiple-pane units, you can’t just do the seal.

      There should be a visible date stamp in the seal between the panes.

      These should last 15 years, so check for possible warranty info.

      This will be an issue, so the sellers might deal with you 🤷🏻
