I’m having issues getting offers accepted due to using a VA loan. The first offer I was willing to give them 90 days rent back after purchase with an asking price offer and the seller’s realtor flat out refused to see a VA or FHA loan offer even though there’s nothing stated about about being sold as-is. The most recent one called for highest offers but when the seller returned my offer it was highest but “they decided to go with another offer.” Maybe I just haven’t found my house yet and it’s been for the best, but it’s definitely frustrating. Any tips?

      You probably need a realtor and loan officer well versed in VA then. Because a lot of listing agents and sellers have misconceptions about the loan, so you need either your realtor or loan officer to go at bat for you and explain that it’s a good loan. Case in point, you can’t offer a 90-day rent back. 60 day maximum with VA loans.

      honestly this is way too common and its bs that sellers are discriminating like this. va loans get a bad rep but theyre not that much different from conventional these days especially with how competitive the market is

      try having your agent emphasize that youre pre approved and ready to close quickly. also consider offering slightly above asking or shortening inspection periods if you can swing it. some sellers just dont know that va loans arent the nightmare they used to be
