One person on this sub claims appraisers only allow new square-footage if a permit was pulled.

    I asked one appraiser, local, and they told me they don't do that. They simply look at the finished spaces and use that in their valuation. I will ask the rest of my local appraisers, but I'm curious if others need to get permits for certain work like framing because their appraisers wouldn't count it without permitting.

    I generally owner-occupy and do most of the renovations myself or through my company. Somewhat unique "DIY" situation.

    Do your local appraisers use building permits in their valuation to determine new square-footage (GBA)?

    1. Generally they should be looking at the county records. If it’s determined when measuring that there is additional space above what the county has on record they would then verify that area that was added was permitted – basement, sunroom conversion, addition, etc. if it’s not, it is removed from the valuation as if it doesn’t exists.

      I’ve seen spaces like this get overlooked by appraisers and it’s counted if square footage while others remove it out. It’s not a perfect system. You also have the issue of records with old houses – hard to track down what could be added or not.
