I am an experienced property manager and have owned real estate previously. I live in a VHCOL area so the only way for me to purchase a property within 2-3 hours driving distance is to buy a duplex or triplex in a relatively low income area. From my experience, I’m confident if I find good quality tenants I should not have any major issues. I have evicted tenants before and have experience doing so in the state where I live but I am obviously avoiding that. I am not looking for out-of-state properties because there are many issues that would make an ownership less than ideal.

    Anyone else just starting out, did you begin in a similar scenario and how did you make it work?

      This is where I thrive. My tactic is not being a cheap ass. All of my rental properties within these communities have great tenants and my properties don’t compare. EV chargers, mini splits, wood look porcelain flooring, quartz, new plumbing, new sewer, new drywall, impact windows (Florida).
