Here are the repairs being requested by the buyer after the home inspection.
What should I fix here? or How much money should I offer? Thanks in advance for any suggestions!
(All work to be completed by qualified professionals, with receipt verification of work done)
4.1.1 Water in the Water Meter Box – evaluate and determine source of water in meter box.Any leaks are to be repaired by licensed plumber or the utility company. Reports/Receipts of evaluation and any repairs made.
4.8.1 and 4.8.3 – Exterior water spigots. To be repaired by qualified individual, properly secure all three exterior spigots, properly trimmed back without excessive piping protruding from wall; and have the 2 with anti-freeze/backflow repaired from leaking.
4.9.1 Repair/Replace Hall bath leaking shower diverter.
4.10.1 Hallway Toilet loose. Properly secure toilet and replace wax ring as necessary.
8.1.1 Exterior outlets to be GFCI protected and operational.
8.1.3 GFCI Garage – the GFCI plug in the garage did not trip when tested, was loose and also sparked. Repair/Replace GFCI plug and ensure proper operation with all other associated plugs.
8.1.4 Outlet box under whirlpool tub to be properly mounted.
8.3.3 Repair/Replace Attic light fixture.
8.9.1 Repair branch wiring that is exposed (see pics in 8.9.1 front yard area).
8.10.1 Seller to add a CO meter.
8.10.2 Replace outdated smoke detectors.
10.1.1 Add one more Soffit Vent along the back of the home.
10.2.1 Attic insulation – Request that seller make application to the Swepco Weatherization Program and obtain quote for additional/proper insulation in the attic. Buyer to pay the quoted amount if acceptable to the buyer.
14.6.2 Window in living room has a loose pane – repair/replace by licensed glass or window company.
15.2.1 Seller to have the chimney cleaned by a licensed chimney cleaning company
First time Home-seller – buyer is asking for LOTS of repairs!

It’s a used house. Throw them a $2,000 ~~bone~~ credit and they do it themselves. End of story. Seller to apply for an application for a weatherization program is ludicrous.
Those are mostly bs
Most of those were known before an offer was even made and amounts to nearly nothing. Id do the gfci and window and nothing else
Maybe offer 2k for the rest
Replace smoke detectors and do NOTHING ELSE!
Offer them $1500 credit and tell them that’s it.
Say good bye, terminate and move on to your next offer.
Where did you come in on pricing?
You can do it all or deny it all or some midway between getting the actual work done and giving the buyer a credit.
Personally, if I felt the buyer was being greedy I’d say no and risk the sale. But I cut if my nose to spite my face often.
This is not that big of a deal honestly. Most are Handiman specials. I’d just agree to repairs especially if you’re happy with the price you received. Most contracts allow buyer to cancel if seller refuses to repair all or some of requested repairs so that’s always a risk. Or verbally offer a credit and see if they’d prefer that before countering that in writing.
Do what I did, satisfyingly so: tell them I’m really sorry you wasted 400-600 on your 4 hr home inspection because I’m rejecting all of your unrealistic home inspection demands. Please sign this cancellation agreement and I’ll release your emd. Then show that list to your next buyer and sell it for more money than your first whacked out deal was written for.
Just went thru this process as a first time seller. We have a condo and there is an issue with siding and something on the roof. They asked us to have the HOA fix everything but had the nerve to ask that it all be done by closing date (in 10 days). Obviously they have no idea how long it can take an HOA to fix a roof – especially in February with snow on it. Idiots!
