    1. The ceiling fan may not even have a wire to control it from the light switch. I feel like all the newer remotes now need to be controlled by a remote.

      The best intention document can quickly run into things that can be used against you.

      Dont write the document. I know exactly how youre feeling, i felt the same way when we sold. Its a sweet gesture. Our lawyer advised us against it as it just opens the floor for them to try to sue over whatever.

    4. I flip houses, so a little different.

      I always offer to do a walk-through with the buyer to explain whatever I know about the house. A lot of houses have little quirks that it’s helpful to explain.

      Or I’ll leave a written explanation on the kitchen counter along with any other documentation(appliance warranties, etc).
