We are low key watching the market in the town we want to move to when we retire (within 2 years). We could move now and commute but it's a longer commute. Our house is paid off so we can take on a mortgage for the new one (don't have to make a contingent offer).

It isn't a big area, at any given time there might be 10-20 homes on the market. I've been watching to understand what's 'normal' for the area. But – is there a website that lets you look at past transactions? Like a Zillow for closed sales, I guess.

I am trying to gauge how rare our unicorn combination of yard size, garage, proximity to different benefits and distance from highway/train could be. Like – right now there's a home that checks almost all of our boxes EXCEPT the yard is small and it abuts a walking trail. It's bigger than we want but the location is ideal. The yard is small but it's bounded by protected green space. I'd love to see how common it is to find a 2/3 match in this town overall.

Sites with history of sales by town?

On realtor dot com, you can get the sales history of any property listed. You can also select “recently sold” as the status and draw a map of the area you want. If you really want to get into it, you can go the county property appraiser site and look up transactions.

    2. If you’re in a state that does not disclose sales info publicly you will need to get with a Realtor who can provide you that info from the local MLS that serves the area you are interested in.
