I have quite a bit of experience rehabbing flips to sell and also to rent/str. I am also aware of people who purchase land, put a nice manufactured home in (mobile home) with the intention to sell (flip) for spread.

    I am intersted to know if anyone has had success in buying lots/land, building (or putting in) modular homes, with the intention to sell on the market? I'm referring to MODULAR homes here….not manufactured (or mobile). These homes in many markets are considered to be same as stick built, and on permanent foundation (crawl, basement, or slab).

    Any thoughts or past success on this? I'm seeing that many of the spec MODULAR homes can be built and delivered very competitively compared to buiding it myself (even acting as my own GC) to build. Of course theres also the factor of the time to build and manage….opposed to just buying the completed product "ready" to sell ( I realize there are still some work to be done).

    If anyone has expereicen with this…would love to connect and hear more of how it went!
