Home has been sitting for a year.
We have warranties on the floor foundation that was fixed last year and new roof with warranty. we have a new ac unit. We have cut the price very close to what we paid. We keep the ac and energy on to maintain ideal temperature.
We have addressed all the issues that needed fixing and the home is very updated.
Anybody who went through this? Is there light at th end of the tunnel?? Unsure what else to do feeling defeated, do we just keep waiting for another offer?

Have you gotten any feedback from the buyers that backed out? I feel like that could give us some missing context

A year on market with multiple buyers backing out usually means the market still does not believe the story, even if the repairs are real.
From a seller-side perspective, warranties, a new roof, and a new AC are helpful, but they do not automatically erase the stigma of foundation history. Buyers still hear “risk,” even when you hear “fixed.”
If I were their agent, I’d stop asking “what else can we fix?” and start asking:
what are buyers seeing,
what objection keeps killing the deal,
and is the price low enough to overcome that fear?
At this point, it is probably a pricing and perception problem more than a repair problem.
More context is needed here:
* How many times has this happened?
* At what stage in the process?
* What feedback are they giving as to why they’re backing out?
Doesn’t matter what you paid, if you paid too much..
