I’m asking this on behalf of my elderly friend. So the realtor has staged my house and gotten it ready for sale then had it last minute inspected and now I might need to pay $100,000 for foundation repair. Is this the realtor’s responsibility for not ordering the inspection sooner?

    Edit: house is located in Oakland California, comes with a backyard, and the price point is $875,000

    House set up and ready to sell except now there’s apparently foundation issues according to the inspector.

      Where did you come up with the $100k quote for Foundation Repairs? What is included?
      Where is the house located and price point? You are leaving out very valuable details.

      It’s not the REAgents responsibility per se… but you should have asked bf signing a contract more questions about the process and the typical timelines.

      We have a $1.1mil house in North Texas that is about 3,500sqft and it’s not anywhere near close to that number in total repairs either foundation leveling.

      Never fall for the 1st quote and get a different inspector.

      House can be listed as is and the foundation issues will need to be disclosed, if there really is one.

      The inspector doesn’t know what a foundation repair costs. Also, why is the agent ordering an inspection just prior to putting the house on the market? This stinks all around.

      Is there a reason you got a pre sale inspection? Is this a CA requirement or something?

      Where I live this is just asking for trouble because now you’re obligated to disclose whatever was revealed on the inspection report if you don’t have it fixed.

      What’s wrong with my house is none of my business.
