Tried the obvious stuff -county records, MLS alerts, auction sites – but by the time anything shows up publicly there are already ten investors looking at it
    Feels like the only way to actually compete is to find properties earlier in the pipeline, before the Notice of Default even becomes public knowledge. Been looking at a few tools like PropStream, ForeclosureHub, BatchLeads but hard to know what people actually use versus what just sounds good on a sales page.

    Is there a reliable way to get early access or is everyone just grinding county records manually?

    How are you guys finding foreclosure deals before they hit the market?
