Hello All!

    Last year, my grandmother unfortunately passed away.
    Around December/Jan, an aunt from out of state came out of nowhere and tried to sell my grandmothers house. This aunt was not an heir to the property as it turns out, and I was contacted by the title company and asked If I still wanted to proceed with the sale of the house.
    I was one of 4 heirs to the property, one being my Uncle who is severely mentally disabled, and my two brothers, one of whom is underage 18 and another who lives OOS.

    As the only one who lives in state, I contacted my siblings and we all agreed to proceed with the sale.
    I’m 23, so honestly I had no idea what I was doing.

    Well, this week i was sent an email from the title company, and they said the following:

    “There were taxes due from 2023 and forward, and those were missed at closing. The delinquency had been sent to a debt collector, (redacted), but was transferred back to (our locality) around the time of closing, so when the buyer's representative reached out regarding current due taxes, the delinquency was between transfers. 

    What this means is that there is an amount due from the "seller" that should've been collected from each of you at closing. Since it was not, it needs to be paid as soon as possible. 

    I did the math, each of you owned 16.6% of the property, so by my thinking, you would each only be responsible for 16.6% of the delinquent tax amount, which calculates to $X each”

    I am truly confused by how this is MY PROBLEM.
    Obviously I am too ill knowledges on real estate law, and dove head first into this, but the money from the sale is gone, and went towards my tuition and car. The amount of taxes they are asking for us to pay is significant, and I don’t just have it lying around. My worry is of what’s to come considering I am being hit with potentially a huge tax bill.
    I have tried contacting 3 separate lawyers, none of which will even talk to me as they have too high of a case load at the moment to even provide advice.
