Want to diversify and create more income streams for 20 years down the road.

    numbers:

    26M, net worth $106k. $72k of that is invested in retirement, other $30k is in savings. current income is $74k, expenses is $35k/yr

    would purchase the rental (triplex) with my childhood best friend (it is risky yes but we are each others best friends, we’re not gonna screw anyone over and will have a contract)

    house is $190k and my half of down payment + closing is $21800. my half of cash flow would be around $202

    the cash on cash return would be about 11%. Yes this includes 15% maintenance, 10% vacancy, 10% property management, $600 other misc yearly cost. we both are about an hour away and sort of want to be hands off for this property as it’s been mostly updated recently

    would you do this in my scenario? Otherwise I will wait 3-5 years and get a rental that I would manage myself (i know it’s a lot of work, I’m willing to do it and pretty handy) to avoid paying the 10% management fee

    Is buying this rental property worth it?
