I’m looking at multi family realestate with a cap rate of around 5% to 6%. And I don’t see why anyone wouldn’t just buy government bonds and get a 4.5% yield. I hear all the horror stories about how things break and now they have to pay xyz or the tenant doesn’t want to move out ect. If you were to invest in multi family with your own money instead of the banks would multi family be a better option compared to government bonds.

    Is buying multi family realestate worth it compared to government bonds?
