House has been on the market 4 months. It is definitely overpriced. We have been their only offer.

Current Asking: $550k
Our offer: $475k
Seller Counteroffer: $500k
Our Proposed Counteroffer: $500k with $5k closing cost credits & pass fail inspection
My husband and I agreed the absolute highest we wanted to go was $495k. We don’t want to lose the deal over $5k, but also don’t want to overpay (even $495k is overpaying a bit but I like the house a lot).
My husband thinks we should get the home inspection and then basically nickel and dime for $5k in repair credits.
I am wondering – Is it reasonable to counter at $500k, request $5k in closing cost credits, and offer a pass/fail inspection?
Is this counteroffer reasonable?

If I’d smell that your husband wanted to nickel and dime us I’d tell you to F off and buy as is. We just sold our home for more than double your place and buyers tried to play us with this type of game. We called their bluff and not only told them as is but sent them a signed cancellation order based on their demands.
Your plan is reasonable and respectful, but they also may not want to go below 5. They made a big concession on price even if you think it’s overpriced. It always comes back to: are you willing to walk away if it’s 500 and not 495?
