You might want to look into small multifamily loans (2–4 units) since they can qualify for conventional financing with as little as 15–20% down if you plan to occupy one unit, or 20–25% down as an investment. For longer terms (30–40 years), some local banks and credit unions offer portfolio loans, and there are also DSCR and commercial lenders that sometimes stretch amortization to 40 years. It’s worth shopping both local lenders in Mississippi and national multifamily lenders to compare terms.
