We sold our house 2 weeks ago, to some folks that were making an extremely unusual downsize. From a 15k sq ft, uhhhh, castle to our humble 4k sq ft dense suburban neighborhood hut. Nothing about it made sense, and they were the absolute biggest slimeballs I've ever had the pleasure of interacting with (in any capacity, not just real estate) and pulled some remarkably shady shit multiple times throughout the purchase process.

    3 days after closing, they lie to their agent and tell him there's a huge problem with the house- basically trying to make us feel like we owed them money. We tell them to go pound sand. They did an inspection, the house was basically perfect. I took great care of it, and we fixed every last little thing before listing.

    8 days after closing, their agent texts our agent and basically says- "the house is too small, they can't fit their stuff. They want to re-list. Since the house is too jam packed with stuff- we can't take any pictures. Can we use the really nice ones that your photographer took?"

    LOL NO. F allllllllllllllllllll the way off. We had GREAT pictures, and the house was beautifully marketed and shown. Absolutely spotless top to bottom inside. We had already moved out, so the house was empty, perfectly clean, and ready for someone to move in immediately.

    Today, 14 days after closing, they've officially relisted the house. For $50k more than they paid us.

    The listing has a single, low-resolution picture of the front of the house. It's clearly a quick snap that the agent took with his smartphone. They stole our listing description, too- which isn't even accurate anymore, as it mentions a swingset that they asked us to take out. Now, there's just a huge empty square of rubber mulch in the middle of the backyard, where the really nice swingset used to be.

    The house is in a neighborhood/district with extremely good schools. The main buyer demographic is young families with kids who will be in the school system for the next 10-15 years. School started last week. All of those families already moved and got settled before school started. No decent parent wants to uproot their family and move a month or two into the new school year. The market for them just shrank a LOT.

    On top of that, this essentially represents the 3rd time the house has been on the market in 2 months. We lost our first potential buyers- they flaked a week after going under contract for no reason. After that fell through, EVERY showing that we had, people were obsessed over figuring out why the first deal fell apart. "What's wrong with the house? It looks fine, but there must be SOMETHING here we're not seeing. We need to be super careful here." It was a NIGHTMARE. The scrutiny they face now will be 10 times worse. "You lived here for 2 weeks and you already want out? Jeez, what crazy problem did you find? I bet the foundation is crumbling or there's some huge problem waiting to rear its ugly head…"

    I cannot WAIT to see what happens. They will get ZERO traffic at that price. We originally had it listed $10k below this price- and after the first few days of early summer hot market interest, showings *completely* dried up until we dropped the price $25k. It's now $35k up from our last listing price… and $50k more than it just sold for? Bwaaaaaahahahahhahahahahahahaha. Good luck, slimeballs.

      I will chime in and say these people sound like nightmares.
      But with interest rates likely dropping in September and trump forcing the hand of the fed reserve to continue to lower rates. There’s a high chance they sell for 50k over what you sold for.
      They need to do a lot to get it done, but not impossible.

      their stuff won’t fit? I wonder why. I mean I’m sure if they triple-decker the sofas and stack the dressers on top of each other, oh and EXTREMELY thick mattresses like 2 or 3 stacked per room, it’ll all fit!

      That’s comical. It always amazes me that seller’s/realtors don’t think people look at list history. This is going to look like a massive red flag and especially the price increase. Buyer’s can often look up previous listing photos. Lack of photos is another listing red flag. The audacity of the realtor to ask for the pictures and copy the listing. Whoever listed this property is not the A team.

      My mom got a new job and we had to change school districts growing up. I disagree she’s not a decent parent. Strongly strongly strongly disagree with this.

      And here I thought my buyers were crazy because 2 months after they moved in they asked me to pay to have the house deep cleaned – I already did when we had our open house?? And moved out with it spotless. Why would I pay for a house cleaner months later 🙈that’s your dirt now

    7. I am laughing at you calling a 4K square foot house a hut. Sorry buddy but that is a very nice sized house.

      The bottom line is they were in trouble financially and still are.
