Ok so had this home inspected last Wednesday that gave 20 thousand repair estimates. Things like broken pipe, cracked pavement, asbestos in garage siding, and water stains in basement very little apparently it’s from broken boiler which has since been replaced and termites in garage. Also, house has leased solar panels. So we are trying to renegotiate the price by 15 k. The sellers are not budging. We offered 750. Are we unreasonable with our request?

      Seems extremely reasonable to me. But the bottom line is whether or not you are willing to walk away over it. There’s a very good chance that the seller would give in if you tried to walk away, but there’s no guarantee.

      You will need to weigh how much you want this house against the price you will have to pay to close and then make repairs. There isn’t a right or wrong answer.

      I would contact the local health department. I feel that having asbestos in the home in 2025 would need to be fixed by the current owner before selling it and if they had not mentioned it in the listing it would have never been known if you didn’t get a home inspection because they are trying to keep information from you. ** I’m not saying they truly were trying to keep it from you, but they might be and that is definteily a big deal. I noticed below you said that there are very few homes available, is there a way you could buy land with or without utilities and then put a home onto it? I feel it would be cheaper than the offer price, thats what I would look into.

      Agree with others. Also, do search on past posts on leased solar panels and the issues/concerns. I would say they are doing you a favor ( so you can walk). Also, never assume there won’t be more issues/costs.

      Was the house priced initially with any of that in mind? Is it below the comps for the house? How can anyone tell you without knowing more details on the pricing?
