I have $1.6M in 2% mortgage debt on about $3.5M in total RE value, appreciating at about 4% per year (and one of my properties is cash flowing $4k/mo).
Based on inflation of 3%, my question is, over the rest of my loan (25 years), is the right strategy to hold, or to sell and invest in VOO? I’m not sure how to assign a ranking to the value of my low rate debt. It seems like free money?
