Working on getting my first place and debating between townhouse and sing family home.
I’m a single guy no kids and no pets who works a decent amount and would like to maybe rent out whatever place I get now in the future. Seems like a clear choice for townhouse, but is there any reason I should consider a single family house?

Should probably also add I have a medical condition that makes physical labor difficult, not impossible but definitely challenging. Another reason I’m leaning to townhome for less maintenance.

Yup, for your goals, townhouse for sure!
No. I’m single with a dog and selling my single family house to get back into a townhouse. The house is too much maintenance and yard work sucks.
Why burden yourself with so much more exterior,
Land, etc. maintenance. Townhouse sounds like better option and would be a nice rental down the road.
I have a townhouse with yard – just as much maintenance as a single family house. I wish I went for the single family. I would have had more privacy. I thought a townhouse would be less maintenance – it wasn’t.
If you go with TH, please ensure you meet the neighbors and get a feel for the vibe. Once you move in, having a bad neighbor is grueling on the soul. Also, please make sure you get an end unit so you have only one home attached.
Do you want quiet in your off hours from work? Do you like greenspace to relax in? Do you want bigger bedroom (on average)? More space for guest room?
Yeah it can go either way. Look at both and see what feels right for you.

Townhouse will have more rules and a monthly hoa payment.
For my first house, I found it was cheaper to get a single family home with an efficacy I rented out than anything with a hoa payment. I guess it depends on local market standards though.
Single family made it easier for me to rent out later and maintance wasn’t bad bc we had a fairly small lot.
I would stay away from townhomes simply due to the HOA horror stories I’ve heard. Yes there are the HOAs in single family homes, but they don’t own you like in a townhouse.
Hello there! I am a licensed DFW Realtor. Single family homes have a more desirable package. Most renters have families, and they want single-family homes. FYI, a lot of townhomes aren’t built to soundproof the unit and your renters can potentially hear the neighbors noise. That’s a problem that you don’t want to hear a complaint about! Hope this helps!
I had a townhome for 10 years. The woman who owned the home next to mine moved out of state, and then I had five groups of terrible neighboring renters over the next decade. It was a nightmare.
On the one hand, yes, I was able to afford a starter home and build equity for my next home purchase. On the other hand, it was only slightly better than apartment living. I’ve had two SFHs since, and that is all I’ll ever buy.
Buy to sell. single family home is the better investment
