Hey everyone — I’m looking for fresh ideas to make my flips really stand out.
I usually add things like an electric fireplace and an accent wall to give the home some personality, but I’d love to hear what others are doing to boost curb appeal and create that “wow” factor. I'm talking beyond just changing out the door and cabinet hardware, lights, luxury vinyl plank floors, backsplash, etc. That's pretty normal upgrades.
What are your favorite budget-friendly upgrades that make a house feel high-end without spending a fortune? Lighting, landscaping, small details — anything that helps buyers fall in love fast.

I usually replace anything the hand typically touches in a home. Light switches, door knobs, kitchen/bathroom fixtures, etc. The materials themselves aren’t too expensive and I do the labor myself.
USB outlets in bedrooms, kitchen and living. I try to make sure thermostats look clean or modern.
Board and Batten added to an interior wall like an entry way.
Laminate/ Vinyl flooring no so cheap but makes a huge difference
Baseboards and/or Moulding
LED lights
I have drop ceilings in some of my rentals. These make a shitty looking drop ceiling look great.

Not crazy expensive and make a huge difference / easy to DIY.
Go into houses that are 200-400k higher than yours with great finishes. Take notes on what makes these feel great, and replicate that down at your price level.
I’ve done this in 2 rentals and it’s made the property more attractive to prospective buyers:
– Faux brick walls. Home Depot sells them. Glue some high quality faux brick walls on an accent wall and it will do wonders.
