We had inspection a couple months back and noticed 4 windows that were basically stuck and impossible to close easily (I basically have to hang on the window to close it and my wife CANNOT close it).
Now during final walk through a couple months later only one window operates smoothly and not only the others are impossible to close but almost every window in the house is this way. The windows make some ungodly spring noise when closing and are basically inoperable where you have to apply your entire body weight to close them.
We would like 250 per window in cash to repair for a total of 5k. If they don’t agree to this can we walk over this without losing our earnest money?
Final walk through and window issues – can we walk over this?

Depends what your contract says. But you’re really likely out of the inspection period/contingency.
But no one can answer this
Windows are a reasonable upgrade and totally worth it.
That sounds like the symptom of the springs failing. I would contact Anderson to see if they will help after you purchase.
If not, assume $300 per window for parts and repair time and ask for a credit.
I have a similar problem with two of my windows and the parts were about $50-$75 each side depending on the quality of the replacement part. Installation takes about half an hour each side.
Not if your inspection period is over.
And you don’t walk over this either.
It sounds like you just want a reason to walk. Are your feet getting cold?
It is after your contingency time? Yeah sure try to see if they flinch first since you are the one breaking the contract!!! walk away … I bet the seller can use your Ernest money for a nice vacation and then find a new buyer who can read the contract that is signed.
You knew they were defective when you ended the inspection period. Unless you can show the seller additionally somehow managed to damage all the windows simultaneously after contingencies were removed and before you “ noticed” them it is 100% on you.
Buyers who do crap like this are why it is hard for the rest of us to be trusted when we buy.
Give me x amount a week before closing now since I didn’t check when I said I would or I walk away bs…. Smh
