I am just generally curious. I am in Florida. With the new brokerage agreements coming out and sellers not having to pay buyer commissions(not that they ever had to). As the title says, have you had your buyers pay your commission?

    In 2024 and 2025 combined I have closed close to 50 transactions most of them buyers as I invest in Zillow leads. Not once have I had buyers pay commissions. But boy are we getting close, with today’s market and sellers really haggling. TIA! Merry Christmas 🎄🎁

    I’m curious, have buyers agents successfully had their buyers pay commissions?

    1. I don’t think it works, in practice, as the folks who got that settlement intended. I’ve not seen a buyer paying their own agent’s commission.

      Really, the point of the lawsuit and settlement was to stop MLS systems and agents from not showing homes, if a seller was not willing to pay the buyer agent commission. It stopped the MLS from publishing how much a seller would pay, so agents would quit avoiding those homes.

      But practically, if a seller isn’t willing to pay the buyer’s agent, they need to price their house below the comps, if the comp sales prices included all commissions. If they price in line with the comps, and are asking the buyers to pay their agent 3% more, they are asking buyers to overpay for their house, relative to the comps. No one is dumb enough to do that. If a seller is willing to price it 3% low, it’s a wash financially to their net. You are better off pricing in line with the comps and giving 3% to the buyer’s agent.

      I don’t think we are getting close to buyers paying for their own agents. I don’t think that will ever happen, because it makes no sense.

      Tall poppy is right about the inflated sales price, but the reality is that the buyer was always paying the commission. They are the ones paying for the property at whatever price everyone agree upon.

    3. I have buyers make up the difference of what the seller wasn’t offering. I explain to the buyers that my fee is 3%. If the seller isn’t offering a BAC, the most the will be liable to me for will be 2% and that we must factor that in to our negotiations. I’ll will usually forfeit up to .5% of my fee in the event the seller is offering 2.5%. But it depends on the situation.

      I have buyers pay my commission all the time. I just closed a deal where the buyer brought $25,000 to the table to cover my commission. The seller contributed as well but I don’t work for one percent either. My buyer brought in additional money to close the gap. I commonly will have a buyer bring money to the table, particularly on small deals. This year I have closed 50 deals to date, about 30% of those I represented both the buyer and the seller, I’m probably 15 deals. I had buyers paying part of the commission.
