This is our first year renting an out-of-state property and our first time using a property manager. We recently had a roof leak. The PM coordinated the roof repair, and I asked them to bring in ServePro for water mitigation. Repairs are underway, but updates have been pretty high-level and I’m unsure what level of owner involvement is normal. For those with experience:
— Do you usually communicate only through the PM, or ever speak directly with contractors (e.g., ServePro) for clarity?
— Is it reasonable to ask for photos, moisture readings, or written reports for water damage?
— How do you make sure work is done correctly without micromanaging?
