I’ve been looking into property in Batumi, Georgia. I’m actually heading there for a two-week trip right now. I’ve watched a lot of YouTube videos, and some people claim they’ve made over 100% in 3 years by buying apartments under construction (PRESALE) with developer payment plans. From what I see, a new fully furnished apartment around $60k could be paid off over 4 years (and its 0% interest)
If anyone has bought property there before, I’d really appreciate any tips. Is it better to buy near the beach or slightly inland? Any mistakes, regrets, or things you wish you knew before buying? My budget isn’t huge, so I’m trying to avoid obvious beginner mistakes.
I like the idea of not having a 30-year mortgage. It also popular with expats, and I work remotely, so it’s very tempting!

Where are you located and are you going to move there?
If people are making 100% gains in 3 years, why on earth would they go around telling everybody and making youtube videos?
