Going to view a condo tomorrow that's been listed on and off for ~4 years. I think it's just the location that's been keeping it from selling (next door to a restaurant, not far from downtown with bars/clubs etc). Any advice on other things to watch for that others might be catching that are keeping it from selling?

Definitely check for weird smells that might not be obvious during a quick showing – restaurant grease, sewer issues, or mold can be deal breakers that only show up at certain times of day

Four years? It’s probably been overpriced by a double digit percentage. Why it’s overpriced might become obvious during the tour.
I’d look at parking in the area.
HOA fees and deferred maintenance on the building leading to even higher HOA fees are the two things that terrify me about buying into a condo. Do whatever investigation you can into those areas.
