I am looking at a very niche location and for very specific parameters. My dream home in the dream spot just popped up with a compass exclusive sign. The problem? My realtor isn't a compass agent. I found the house myself. Is it ethical to try to get a compass agent to show me the home while it is under the exclusive period? What is my best approach here? This home appears to check literally every box and I would be prepared to make a very strong offer. I do not want to risk losing it on the basis of this "exclusive" period.
EDIT: Thanks for the advice all, my agent has reached out and is working on scheduling a showing! Here's hoping it turns out to be as good as it looks!

Have your agent reach out to the listing agent to negotiate showing the property. These things can usually be worked out.
I’m surprised your local MLS even allows this. I am pretty sure brokerages cannot do this in most regions. Why would a seller agree to it? Have your agent call the list agent to discuss. It may just be marketing nonsense. How would they enforce an “exclusive”?
Compass exclusive listings can be shown by non-Compass agents. Your agent just needs to reach out to the listing agent.
I’m with Compass and Private Exclusives don’t mean other brokerages/agents can’t show or offer on them, it’s just the Clear Cooperation rules where we can’t advertise it outside the brokerage unless we’re ready for the full MLS exposure. Tell your agent and he/she should be able to find out who the agent is and arrange a showing and/or offer.
you don’t need a compass agent. Any agent can show it to you and help you craft an offer. Exclusive just means the listing agent Is the only agent on the listing.
Your agent should be able to schedule an appointment there. I’ve shown my clients private listings from other brokerages.
