Hello everyone, there is a 3 bed, 2bath mobile home for sale in my neighborhood for 89k. A definite fixer upper. I have 65k in my savings. I am really looking into this property as a rental opportunity. I am a first time buyer and do not currently own. I have messaged the agent twice on Zillow and she has not reached back out to me. I was really considering doing an all cash offer of 60k-70k. Is this a smart move?

That agent ghosting you is already a red flag tbh. Mobile homes can be tricky for rentals – make sure you actually own the land and not just leasing it, or your investment could get real messy real fast
As a first time landlord have you figured out who your renters will be for a $70,000 mobile home and where the heck did you get a value of $60,000-70,000?
You’re trying to deal with an agent mistake number one. Find a direct seller or landlord and work out a terms deal with them. So you don’t burn through all your liquidity.
Zillow usually connects you to some agent that pays for a lead, not the listing agent.
No buyers agent wants to touch this and neither should you.
