I know RE is hyper-local, I'm in NY, an hour outside of the city. There is zero inventory here. I went to an open house yesterday, and there was a 45 minute line of people waiting IN THE SNOW to get into the house. They priced the house right, but it's one of the few that have been listed in weeks. I get that it's easier to move in the spring, but there are serious buyers out right now that don't have kids and need to buy a house.

    If it were me, I would rather list now with less competition than wait until everyone lists in the spring.

    If you're thinking about selling your house, don't wait for spring. Do it now.

      Makes no sense. It’s been listed for weeks but there’s a line of people wrapped around the block to get in? It should have been under contract in a day or a week if that’s the case

    2. I listed Jan 1. Had 6 offers on decision day Jan 5. Signed contract Jan 6. Just waiting to close. Midwest city.

    3. When I was house shopping a couple years ago I noticed this trend as well. There was almost no activity from buyers in late December, but by January 2nd it seemed like everyone had woken up from hibernation at the same time. I was watching a revolving door of potential buyers at most of the open houses that were priced right in early January.

      The next big spike in home buying demand seemed to be after the Super Bowl was over in early February.

    4. You cannot force people to sell their homes. You can’t goad them nor insult them. You don’t sell your home based on that one fact. This is horrible advice.

    5. The market is cooling and people don’t want to list because they are praying for it to recover. I would not buy anything for the next 6 months. Wait to see what the job market does.

      Valentines Day is the best time to list. Too early to compete with the flood of Spring mkt and late enough you’re not competing with the people who pulled their houses off for the holidays.
