As a realtor, how do you guide clients on properties that need work before they make an offer? Quick feasibility checks, contractors later, or other strategies? Curious what actually works.

Honestly I always tell my clients to get a good inspector even before making an offer if they’re serious about a fixer-upper. Better to spend a few hundred upfront than get hit with a surprise foundation issue or electrical nightmare later

Most contractors I work with are pretty good about doing quick walk-throughs for ballpark estimates too, especially if you’ve got an ongoing relationship with them

Well, im a Contractor and a Realtor so I don’t generally have an issue. However, I know plenty of Realtors that run into problems thinking they’re a Contractor. My suggestion is to always consult a Contractor or advise the client to do so. I have seen many horror stories over the years from not doing due diligence that cost lots of money.
