Our home has been on the market for almost 30 days and we have had probably 5 showings and 4 open houses. We do live in a master planned community outside of Houston. We get the same feedback “love the house BUT it’s behind a tollway”…. For reference there is 1 way in and 1 way out of our neighborhood. If you live in the back it takes 20+ minutes to just get out of the neighborhood. We live in the front but happen to have a tollway in our backyard. We are zoned to the top rated school.
Our home is surrounded by much larger and pricier homes but I originally thought it was priced to sell based on comps. I guess not… we are going to drop the price 15k and offer 15k in seller concessions. Do you think this will help? Our home is updated and in a top rated neighborhood.
We have 46 saves on Zillow- I know this doesn’t matter much, but hopefully the reduction and concession will help convince folks it’s not that bad with the tollway (you can’t see it with the retaining wall, and in the summer the banana trees hide the view of the wall). It’s just the fact having to convince someone it’s not that bad.

I have seen homes next to tollways sell, so there are buyers out there. Price, gonna come down to price.
I recognize all of Houston is slightly different, and I’m looking in Harris County near or inside the inner loop, but I’m seeing a lot of properties with a problem (close to Highway, in milder flood zone, some repairs needed) going below tax appraisal price, just for reference.
Looks like you are close enough from the tollway road and may distract potential buyers due to noise pollution. I might just need to find the right buyer. Dropping the price and offering concessions will definitely help. Lovely house btw. Good luck!
