any tips, tricks or secrets?
we rented a pod and have decluttered as much as possible but still need baby and kid stuff. not to mention the CONSTANT mess. I can clean in a hurry but what’s the best advice you have. Dreading this!!!

Have a third place you can consistently go to (library, coffee shop, ice cream shop, etc) where the kids can play for a while. Have a toy box that you can just throw stuff in so you don’t have to worry about organizing. And do a reset every night (even if you don’t have a showing). It makes less work the next day. Good luck!
Empty the closets even more than you already have so that you have space to fit totes of mess shoved in last minute.
What is your market like? If it’s hot you are only looking at 6/7 days of being on the market and you could go and stay in an air bnb for the duration. If it’s not hot then you won’t be having daily showings at least.
Just sold my house with a 1 and 4 year old and two cats a few months ago. Absolute hell! We priced to sell because I couldn’t live like that for long.
We decluttered a lot too but I also bought several cheap plastic laundry baskets at Walmart that I could throw random baby/kid/mess things into at a moments notice and threw the baskets in our car or in the garage.

If there are pets, you should also change the filter filters on the AC system. For your own sanity, you can let your realtor know what kind of advanced notice you need. We don’t know if you’re in a slower market where this is going to take longer or if it’s a hot market. (if you’re still in the process of interviewing realtors, you should also ask them this question and they will have suggestions.)
