I looked at homes that had sold in my area that were fairly comparable. I looked at their ratings and picked three that I thought would be a good fit. We set up interviews and chose the best one. We were extremely happy with our choice. She helped us through the process, gave us practical advice, and even helped afterward.

Call a few to meet with. Let them know what you are wanting/time frame/etc.
Ask them about: marketing strategy, pricing strategy, sales history, what the market is like and how they are going to market your house to sell. Oh and why you should choose them.
Look to see what their commission rate is and if they offer anything like photos, etc.
Depending on price point of the house, some agents offer photos. Some don’t.

I would order three appraisals ($500 x 3), hire professional photographer that does your local agents real estate photography ($200 to $400 with drone) and use a site like flat fee (under $200) in which a mls agent will place your house on MLS and IDX to sites like Zillow and realtor.com
Total cost $2,000 and you pocket what you were going to pay the listing agent outside of a possible 2.5 to 3% commission to the buyers agent.
Our company owns an elite level real estate company but I would never use a listing agent.
