Can I take a land deed to a title company to see if it would be accepted?

I have a property deed and I’m not sure if it would be accepted as two of the signatures are in the incorrect spot.

Would it be possible to simply go to a title company and see if it would be acceptable to use in order to transfer ownership and create a new deed?
