If you’re running 1,000 units at ~50% renewal rate, you’re turning ~500 units a year. How do operators absorb this? What works for big portfolios?
What are operators with 1,000+ units actually spending on turnover annually?

Nobody here has 1000 units with 50% turnover.
I manage a portfolio like the one you described. The answer is vertically integrated, carefully tuned turn systems and lots of staff working together to make it happen – even then it’s still expensive
With the exception of maybe public housing.
Operators who own 1000+ units likely own communities that employ full time maintenance staff and buy supplies in bulk. It’s way cheaper and faster when you have a couple guys who know exactly what to do and have (almost) everything they need on site.
